1. “Codename Secret” is a working name

“Codename Secret” is an interim campaign name for a proposed residential development at Ambegaon, Pune. It is not the registered or final name of the project and is liable to change entirely without notice. The eventual project may differ in name, scale, configuration, positioning and specification from anything suggested here.

2. Not an offer or a contract

No content on this Site constitutes an offer, an invitation to offer, a solicitation, or a representation of fact on which you may rely. Registering interest creates no right, claim, allotment, priority or entitlement of any kind in the project or in any unit.

Any sale, if and when it occurs, will be governed exclusively by the written application form, allotment letter and registered agreement for sale signed between the parties. In the event of any inconsistency, those documents prevail over everything shown on this Site.

3. RERA status

The project has not been offered for sale through this Site. Marketing, advertising for sale, booking and sale of units will be undertaken only after registration under the Real Estate (Regulation and Development) Act, 2016, where such registration is required, and strictly in accordance with that Act and the rules made under it.

Prospective purchasers are advised to verify the registration particulars, approvals, sanctioned plans, title and all other project details independently before taking any decision.

4. Images are creative, not representations

All photographs, artwork, renders, illustrations and imagery on this Site are artistic impressions and creative campaign material. They are stylised and indicative only.

They do not depict the project, any building, elevation, view, layout, landscaping, amenity, fitting, finish, furniture or specification, and are not to scale. Models and persons appearing in the creative are professional talent engaged for the campaign; their appearance does not constitute an endorsement of, or association with, the project by any person depicted, beyond the terms of their engagement.

Furniture, decor and props shown in any image are not part of any offering.

5. Information may change

Details relating to location, connectivity, distances, travel times, timelines, configurations, areas, amenities, specifications and pricing are indicative, drawn from sources believed to be reliable, and are subject to change, revision or withdrawal at the sole discretion of the Developer and to the approval of the competent authorities.

Distances and travel times, where stated, are approximate and depend on the route, mode of transport and traffic. Third-party landmarks are named for locational reference only and imply no affiliation, sponsorship or endorsement.

We make no warranty, express or implied, as to the accuracy, completeness or currency of any content on this Site, and disclaim liability for any error or omission to the extent permitted by law.

6. Payments — a caution

Do not transfer any money on the strength of this Site. No booking amount, token, advance or fee is being collected here or by anyone claiming to act for the project.

If and when the project opens for sale, payments must be made only by cheque, demand draft or bank transfer in favour of the designated project bank account named in the written documents you sign, against a formal receipt issued by the Developer. Never pay in cash and never pay into the personal account of any individual, agent or broker.

7. Channel partners and third-party communications

Statements, assurances, brochures, price lists, allotment promises or timelines given by any broker, channel partner, agent, aggregator, portal or website other than this Site and the Developer’s own written documents are not authorised and not binding on the Developer.

Please rely only on written communication issued by the Developer, and verify any claim directly with us.

8. External links

This Site may link to external websites and services, including WhatsApp and the MahaRERA portal. We do not control those sites, do not endorse their content, and accept no responsibility for them or for any loss arising from your use of them.

9. Limitation of liability

To the fullest extent permitted by law, the Developer and its directors, employees, agents and channel partners disclaim all liability for any loss or damage — direct, indirect, incidental or consequential — arising from access to, use of, or reliance on this Site or any content on it.
